What’s the difference between a manufactured home and a modular home?

Manufactured homes are built entirely inside climate-controlled home building facilities to federal HUD Code regulations and come in three sizes: single wide, double wide and triple wide. They can be placed on a permanent foundation and some models can be placed on a basement, but can be relocated with the help of an experienced contractor if not placed on a permanent foundation. 
 
Modular homes are also built inside climate-controlled home building facilities. However, they are built according to all state, local and/or regional codes for where the home will be located. They are typically built in two sections but can be built in up to five sections depending on the size and are constructed on a permanent foundation.

How much does a manufactured or modular home cost?

How does financing work?

You can get pre-approved through any online lender or you can be approved for a mortgage by any local lender. We have one company that we work with often, 21st Mortgage Company, that helps with those with less than stellar credit or with a lower down payment than 20%. Do you accept trade-ins?

Accepted Answer

Yes we accept trade-ins towards the purchase of a new home. Trade-in value is based on the condition of the home and NADA guide value.

Can you help me find land for my new home?

We can assist with finding land, however, realtor.com is a good resource to view land for sale in your area. We typically have several available lots for sale at any given time.

What energy efficient features do you offer in your homes?

Accepted Answer

All homes are built to NYS building codes which includes requirements for energy efficiency. There are some manufactured and modular homes that are considered "energy star homes" as defined by NYS building codes.

Yes we do sell pre-owned manufactured homes (single-wide and double-wide) Availability is based on inventory.

Can your homes be placed on a basement?

Accepted Answer

Yes. Modular homes require a basement (either a full basement or 4ft. crawl space) in most towns in Clinton, Essex, and Franklin counties. Manufactured homes can be placed on slabs. (Double-wide homes have the option to be placed on a crawl space or basement)
